GAF Roofing in Newport Beach, CA | Willowbrook Roof Repair
We provide independent GAF roofing service across Newport Beach, from Balboa Peninsula cottages to Corona del Mar hillsides. Our GAF work here centers on one thing most inland roofers never deal with: salt-air corrosion eating through flashing and fasteners long before the shingle field gives out. If your GAF roof sits within a few blocks of the water, the details around the edges matter more than the shingles themselves. Call (866) 860-9404 for an honest assessment, and read on to understand what your roof is actually up against in this climate.
Willowbrook Roof Repair is a residential roofing company in California led by Nate Corrigan. We are not a GAF authorized dealer or factory affiliate. We are an independent crew that installs and repairs GAF systems daily, across seven major brands total, and gives Newport Beach homeowners the straight story on whether to repair or replace.
Start with an inspection. You’ll know exactly what needs to be done, and why, before any work begins.
Why Newport Beach Residents Choose Us for GAF Service
We work on GAF shingle and low-slope assemblies in Newport Beach every week, from the Timberline HDZ that most newer homes carry to older Royal Sovereign three-tab installations still holding on in the beach cottages along the Peninsula. Nate Corrigan grew up a few blocks from Mile Square Park and has spent his adult life on the roofs of the neighborhoods he rode his bike through as a kid. He learned the trade at Orange Coast College through our Costa Mesa GAF service area, where the construction technology program put him on rooftops before he was old enough to rent a truck. That background matters when you are standing under a leak and trying to figure out if the problem is the shingle, the flashing, or the way the two were married.
We keep genuine GAF accessories on hand for Newport Beach service calls: sealants, starter, ridge vent, warranty-eligible ventilation components. Where GAF doesn’t make the part, we spec quality aftermarket flashing and fasteners built for coastal exposure. Roofing is the only thing we do, and GAF is one of seven brands we install and service. The right material for your home drives the recommendation, not what we happen to stock.
If the repair is honest, we’ll tell you. If you need a new roof, we’ll tell you that too.

Common GAF Roofing Problems We Solve in Newport Beach
- Flashing and fastener corrosion near the water. On Balboa Island and the Peninsula, the original galvanized step flashing and nails on a GAF Timberline install can rust through decades before the shingle field fails. We pull off shingles that look fine from the street and find the metal behind them eaten away. This is a Newport Beach pattern, not a GAF defect.
- Wind uplift and shingle bond failure during Santa Ana events. Marine-layer moisture cycling compromises the sealant strips on standard Timberline HDZ. When the Santa Anas hit and gusts drive at the exposed edges, shingles lift and crease. We see this on west-facing slopes in Dover Shores and the hills.
- Granule loss and surface degradation on oceanfront-facing slopes. Salt-laden onshore breezes scour the granule surface faster than any rainfall does. North-facing slopes under the marine layer also pick up algae streaking that shaded inland roofs rarely see. Both shorten the cosmetic life of a GAF architectural shingle.
- Low-slope and flat section failures on harbor-side properties. GAF Liberty rolled roofing and flat transitions on Balboa Island, Lido Isle, and condo buildings near the harbor take ponding, UV, and salt together. Seams crack, laps open, and a sloped-shingle detail never addresses the actual problem.
- Older Royal Sovereign three-tab degradation on 1950s and 1960s cottages. These roofs are decades old, the tabs are brittle from salt and sun, and by the time a homeowner calls, the underlayment is often compromised. Repair is still possible when the deck is sound, but we tell owners honestly when it isn’t.
GAF Service in Newport Beach: What Local Conditions Mean for Your Equipment
On Balboa Island and the Peninsula, roofs often sit on zero-lot-line or alley lots with no driveway for a dumpster. Tear-offs get staged by hand or conveyor down those alleys, and the original galvanized flashing and fasteners we pull out are frequently eaten through with salt corrosion while the GAF shingles above them still look intact. That mismatch is specific to these island and peninsula lots. Drive five miles inland to Costa Mesa or GAF in Irvine and the fasteners on a 20-year-old GAF roof are typically brown but serviceable. Here on the island, they can be gone.
For a GAF owner, this means the shingle warranty doesn’t tell you what’s actually happening at the wall transitions and roof edges. The shingle field can have nine or ten years of useful life left while the flashing behind it is ready to let water in. Our inspections on Newport Beach coastal lots look at the fasteners and flashing first, because that’s where GAF roofs fail here.
GAF Models & Products We Service in Newport Beach
We service and install the GAF product lines that show up most often across Newport Beach: Timberline HDZ architectural shingles, the heavier Timberline UHDZ line, Royal Sovereign three-tab on older coastal installations, and GAF Liberty low-slope rolled roofing for flat and low-pitch sections on harbor-side and condo properties. For repairs, we use genuine GAF accessories matched to the assembly, and quality aftermarket flashing and fasteners spec’d for coastal exposure where GAF doesn’t make that part. Our local stock covers the common repair components so a Newport Beach service call doesn’t wait on a warehouse.

AfterGAF Service Pricing in Newport Beach
Cost depends on what we find. A flashing repair around a single chimney or wall transition typically runs between $350 and $900 depending on access and the amount of metal needing replacement. Replacing a section of damaged shingles on a Timberline field runs $400 to $1,100 for a typical repair. Full tear-off and replacement of a GAF architectural roof in Newport Beach generally runs from $12,000 to $24,000 on a standard single-family home, with island and Peninsula jobs sometimes higher because of hand-staged access. A full tear-off on a small Balboa Island cottage with a manual staging corridor runs toward the higher end even though the roof area is small.
Our free estimates include a written line-item quote, and the price we give is the price we stand behind. Call (866) 860-9404 to schedule one. You’ll get an exact number for your roof, not a range from a website.

FAQs – GAF Roofing in Newport Beach
Usually, no. In our experience on Balboa Island, leaks at wall transitions on a 15-year-old Timberline roof are almost always flashing corrosion, not shingle failure. The salt air eats the galvanized step flashing behind the shingles, and water finds its way in at the intersection of roof and wall. The fix is a flashing replacement, which costs a fraction of a full roof. Call (866) 860-9404 and we’ll pull the area apart enough to see what’s actually happening before recommending anything.
GAF does not market a shingle specifically rated for salt-air corrosion. The shingle itself holds up reasonably well to the marine environment. What fails in Corona del Mar and other oceanfront neighborhoods is the metal: the fasteners, step flashing, and sometimes the pipe collars. That’s why we spec coastal-grade fasteners and flashing on our GAF installs near the water, regardless of what the shingle warranty says.
Marine-layer moisture cycles through the year keep shingle sealant strips from bonding the way they do in dry inland climates. When the Santa Anas hit hard from the northeast, the exposed edges of GAF shingles that were never fully bonded lift and crease. Inland roofs have the same wind but tighter bonds, so the failure mode is less common. We account for this on coastal installs by paying close attention to sealant activation and using a higher wind-rated nailing pattern where the roof is exposed.
Yes. GAF Liberty rolled roofing and low-slope transitions are part of our regular Newport Beach work. Harbor-side properties take ponding, UV, and salt together, which cracks seams and opens laps. We repair the section when it’s isolated, and we tell you plainly when the low-slope system is past its service life and replacement makes more sense than continued patching.
Often, no. Many Peninsula and Balboa Island lots have no driveway at all, and even when a driveway exists, the city’s alley and street access rules can make a dumpster impractical. We stage tear-offs by hand or conveyor down the alley. The staging path affects the labor hours, which is part of why island and peninsula GAF roofs cost more per square than GAF repair in Fountain Valley or a tract home in Irvine. We’ll tell you exactly how we plan to handle staging before we quote the job.
